Your new LinkedIn banner, headline and Featured

Five options, each a different layout. Pick one number and use that option's banner, headline and Featured tile together. Every option sends people to your Commercial Property 5-Number Check spreadsheet with the keyword “FIVE”, the same one you used on 25 August. Each banner is shown at real phone size too, so you can see it reads.

Your plan

  1. Who: people who already own an investment property, have $250k or more in cash, equity or super, and whose next property would be their first commercial one. Often inside an SMSF.
  2. Your profile tells one story: commercial is the next step, bought on the numbers. Anyone who DMs “FIVE” gets your 5-Number Check spreadsheet.
  3. People who like, comment or connect get the one-shot DM below.
  4. Your target list, and each month's local brokers, get the dinner invite: how a trustee went from buying a house in their fund to a $700,000 industrial unit. The dinner is the step up from the spreadsheet.

How to put it live

  1. Pick one option below.
  2. Upload the banner. It's already 1584 × 396.
  3. Paste the headline into Edit intro. It replaces the current one.
  4. Featured → move your “I analyse every commercial deal in 10 minutes” post to the top, or add it as a link, and upload the tile as its image.
  5. Reply to every “FIVE” with the spreadsheet, then the DM below.

The one-shot DM

Send it to anyone who likes or comments on your posts, or who's just connected. Swap the highlighted bits for each person.

Hey [FIRST NAME], I'm about to head out the door to grab my youngest from [ACTIVITY], so I wanted to send this quickly before I forget.

I saw you [liked / commented on] my post about [TOPIC] (or: thanks for connecting!).

I'm Tim, and I run Bow Tie Buyers Agency. I buy commercial property on the Central Coast and in the Hunter for people who already own a rental or two. A lot of them buy inside their super fund.

Your profile reminded me of [CLIENT NAME], who I was just on the phone with.

[He/She] [RESULT].

It works because I read the lease, not the brochure. Every deal goes through the same five numbers. If the cash on cash return comes in under 8%, we walk.

I spent 20 years reading retail sales data for the likes of Woolworths and Costco. I've now settled 12 commercial properties, 8 of them inside an SMSF.

Right now I've got an offer where [THE OFFER].

As you can imagine, the hotspot report isn't a big fan of me haha.

Anyway, I really have to go or [he'll/she'll] be waiting out the front.

Happy to walk you through how it works. I've got [TIME 1] or [TIME 2] free tomorrow?

If not, no biggie at all. I can just send you my 5-Number Check spreadsheet instead.

Nice to meet you!

Cheers,
Tim

Invite them to a workshop

For your target list: investors and SMSF trustees on the Coast, in the Hunter and on the Upper North Shore, plus the brokers and SMSF advisers in that month's town. Pick the message 1 that fits the person. The first two messages only ask if they'd like to come. Only the last one has the link.

Your Commercial Property Live Event

The dinner you already run: “You've built a portfolio. Commercial is next.” 6:30 to 8:30pm, ten seats, $50 with dinner included. No slideshow, no pitch, bring your real numbers. Newcastle is in the messages; swap in that month's town.

  1. How you assess a commercial deal: comparable sales, infrastructure pipeline, yield versus growth, tenant strength and the lease.
  2. Where 20 years of FMCG negotiation with the big retailers actually applies.
  3. Open Q&A on the room's own deals.

Why this workshop: It's your own story, from your About. A broker sent you a trustee racing a deadline to buy a house in their fund. You told them not to, and you bought an industrial unit instead, settled at $700,000, about four weeks from engagement to settlement. The investor version uses Amy and her partner's first commercial property.

If you've chatted with them before, open with: “Hey {First name}, I remember we were chatting about [X] at [WHERE].” Then the rest.

Swap the [highlighted] bits yourself. Anything in {curly brackets} fills in automatically. The grey line on each card says who to send it to, and isn't copied.

On LinkedIn

1. The invite: SMSF trustees

Send to trustees and anyone who's mentioned super, an SMSF or the 10 August loan change. The main version.

Hey {First name}, I know this is a bit random.

I'm hosting a small dinner for property investors in [Newcastle] on {Day + date}, walking through how a trustee I worked with went from buying a house in their super fund to settling a $700,000 industrial unit instead, in about four weeks.

Would you like to come?

1. The invite: investors with a rental or two

Send to people who own a couple of investment properties and have never bought commercial. Only use Amy's name if she's OK with it.

Hey {First name}, I know this is a bit random.

I'm hosting a small dinner for property investors in [Newcastle] on {Day + date}, walking through the exact numbers I ran before [Amy] and her partner bought their first commercial property.

Would you like to come?

1. The invite: brokers and SMSF advisers

Send to brokers, SMSF advisers and accountants in that month's town, the month before the dinner. They look good in front of their client and it costs them nothing.

Hey {First name}, I know this is a bit random.

I'm hosting a small dinner for property investors in [Newcastle] on {Day + date}, walking through how a trustee a broker sent me went from buying a house in their fund to a $700,000 industrial unit instead. Happy for you to bring a client who's been asking about commercial.

Would you like to come?

Filled-in example (made up: Mark, his comment and the date are not real)

Personalise with one clause, no more: their company or role ("as an SMSF accountant in Gosford"), a shared connection ("[NAME] mentioned you're looking at commercial"), a past chat ("I remember we were chatting about cap rates at [WHERE]"), or their recent post or comment ("I saw your comment on my Cbus post").

Hey Mark, I know this is a bit random, but I saw your comment on my Cbus post.

I'm hosting a small dinner for property investors in Newcastle on Wednesday 28 October, walking through how a trustee I worked with went from buying a house in their super fund to settling a $700,000 industrial unit instead, in about four weeks.

Would you like to come?

2. Follow-up (2 days later)

Pick the problem closest to theirs: owns a couple of rentals and the yields have stopped moving · their fund balance quietly crossed the point where commercial stacks up · their fund wants to borrow, and since 10 August a new SMSF loan can't buy residential.

Hey {First name}, I was chatting to [a trustee on the Coast] who's stuck on [a couple of rentals where the yields have stopped moving], and it reminded me to reach back out.

Keen to come?

3. Hail Mary (3 days after that)

Hey {First name}, I swear this is my last message haha.

It'll be ten of us around a table on {Day + date}, $50 with dinner included, and we'll go deep on [how I read a lease, not the brochure, before a client's money goes anywhere near it]. Bring your own numbers if you've got a deal you're weighing up.

If you'd like a seat, you can book here: [go.bowtiebuyersagency.com.au/newcastle]

Once I see you've booked, I'll give you a quick call to hear what you're weighing up and run you through who else is coming.

And if you're flat out, no biggie, just let me know and I'll reach out for the next one.

Awesome, we'd love to have you there! Here's the link: [go.bowtiebuyersagency.com.au/newcastle]

Do you have 5 minutes at [TIME] or [TIME] today? I'd love to run you through who else is coming.

Before it goes live

  • A clean copy of the spreadsheet: have a send-ready file or Google Sheet link before FIVE goes on your banner. In the screenshot the disclaimer row is cut off.
  • Your numbers: is “12 commercial properties settled, 8 inside an SMSF” still the right count? It's on every option, so update it if it has moved.
  • Retailer names (option 2): it says “Worked with Woolworths and Coles”, your own words from your 24 July post, as plain text so nobody reads them as clients. Your About lists Walmart, Costco, Kroger, Target and Woolworths, and your 13 August post says “category strategy at Woolworths and Coles”. Pick one version and use it everywhere.
  • The next dinner: your Newcastle page still says “Registrations for 30 September have closed”. Set the next town and date on it before the Hail Mary goes out. Ask Amy before you use her name in the investor invite.
  • Photo credit (option 5): the Newcastle Harbour photo is Creative Commons, so leave the small credit in the corner.
